☐Check water pressure in shower and taps
☐Test all lights, outlets, and switches
☐Open and close all windows and doors
☐Check phone signal and ask about internet providers
☐Look for signs of damp, mould, or water damage
☐Check heating and ask when it was last serviced
☐Look at the state of appliances if included
☐Check storage space — wardrobes, cupboards, basement
☐Visit at different times of day to check noise and light
☐Talk to current tenants if possible
Before Signing
☐Read the lease in full — don't skip the small print
☐Check what's included in rent (water, heating, parking)
☐Understand the notice period and break clause
☐Ask about the deposit amount and conditions for return
☐Confirm pet and subletting policy
☐Get the inventory in writing and take your own photos
☐Make sure all agreed repairs are in writing before signing
